About Windgate

Windgate is a large condo community in Arlington, VA. It’s located along the intersection of Walter Reed Dr. and Arlington Mill Dr. It consists of 549 units across three phases.

You’ll have plenty of floorplans and price points to choose from. There are one-bedroom condo units in the mid-200s to four-bedroom townhomes in the mid-500s.

Heating, hot water and cooking are all electric. Some units have been completely renovated. Others still have finishes from the 80’s. The fixed-up listings tend to sell faster, no surprise there.

Brief History

Phase I of Windgate was built in 1979. It consists entirely of townhomes, 225 total. Keep in mind these are owned as condos. So the owners don’t have to maintain the exterior. Instead, this is done by the condo association and paid for with the condo dues. Windgate I is tucked away from the other two phases, but still very close by.

Phase II was completed in 1982 and consists of 172 townhomes (owned as condos as well).

Phase III was delivered at the same year. It has 10 townhomes and 142 garden-style condo units.

Phases II and III are right next to each other with little visual separation. Most people probably wouldn’t tell they are two different communities. Still, each phase has its own condo board, etc.

The current management company is KPA Management.

There is only surface-lot parking at Windgate. Each phase has its own allocated spaces.

There is decent visitor parking plus street parking as well.

Pets are allowed. In fact, you’ll see (and hear) lots of them around the community.

The only utilities included in the condo fee are water and sewer plus snow and trash removal. This is fairly standard.

Community Amenities at Windgate

There isn’t a ton of amenities at Windgate, just the standard fare. But this also helps to keep the condo dues lower.

  • Swimming pool
  • Tennis courts
  • Grilling area with a gazebo (Windgate II and III)
  • Car wash (Windgate I)

What’s Nearby Windgate

You’ll have plenty of retail options within 5-10 minutes by car. There are also a number of parks and recreation centers. The Barcroft Sports & Fitness Center is within walking distance. And the fields of Barcroft Park are right next to it as well.

Plenty of trails too if you feel like running or biking.

West Village of Shirlington West Village of Shirlington

The closest major retail center is the Villages at Shirlington. It has plenty of shops and restaurants plus a movie theater, a real theater and a library. You could easily walk there from phases II and III. Add another 5 minutes if walking from phase I.

Transportation near Windgate

You won’t be walking too many places from the community. The Walk Score is 62. However, driving should be pretty quick (as long as the infamous DC traffic cooperates). Most likely you’ll be using I-395 for the majority of your trips. Getting on it should take 3-5 minutes. You can also jump on the HOV lanes (to DC) from Shirlington Rd.

Dupont Circle is about 20 minutes away. Same for Tysons Corner. Dulles Airport is 35 minutes away. Reagan National and The Pentagon – 10.

Public transportation is limited. There are bus routes to Pentagon City and Shirlington Station with stops right outside the community. Once at Shirlington Station, you’ll have access to about a dozen bus lines.

From October 2016 to September 2017, there have been 43 closed sales. That’s how they break down by unit type:
